Layout changes, structural openings, custom cabinetry — with a temporary-kitchen plan so the family still eats. Appliance and cabinet lead times are locked before demo, which is why our kitchens don't stall at week five.
Bath remodels
Waterproofed like we plan to be blamed for it in ten years: flood-tested pans, membrane behind everything, and tile crews that have been ours for years.
ADUs & garages
Backyard apartments, garage conversions with real plumbing, and new garages with storage that survives contact with reality. Zoning and utility questions answered at intake, not at inspection.
Whole-home remodels
Down-to-studs transformations where process is everything: phased schedules, weekly decisions batched to Fridays, and a client portal where every selection and change order lives in writing.
Commercial build-outs
Tenant improvements and small commercial: clinics, offices, retail. Landlord-grade documentation, code-driven schedules, and openings that hit their announced dates.
